I did not have any idea of the term “land banking” before just recently, although I have some familiarity with the concept. Couples of years back I got into the personal investment business as a financial advisor, because that is what my father did and he mentored me into the profession.

For most of the part, I helped people shift their capital out of high risk investments like mutual funds and into lower risk vehicles that had some guarantees, like variable or index annuities. What we tried to help our clients do with their investments was to raise their return, lessen their risk, decrease taxes, or perform all three if it is possible. I did have one near-client who asked about how to “invest your IRA into real estate”, and while he didn’t use the term, he was actually referring to ‘landbanking‘.

It was the time I did some research into the financial concept and understood that while not well known, the IRS has accepted for what are termed as Self-directed IRAs. The majority of people who have Individual Retirement Accounts (IRAs) use their IRA “wrapper” (or IRA bucket as we called it) to hold simple saving accounts or mutual funds or certificate of deposits. Thus why would anyone want to do this? What possible advantage could come from putting land in an IRA? Fine, think for what an IRA does tax-wise. It helps to defer taxes till your retirement. It means, anytime you generally have taxable earnings during a year, with an IRA you do not pay tax on that earnings for that year, or any year till your retirement.

Therefore, think for when you sell property (that is not your personal residence). Suppose you make money on the sell of that property, generally you’d have to pay a capital gain tax for that year. Think of the investor who is purchasing and selling multiple properties in a year. That means a lot of capital gains tax.

How To Refinish Hardwood Floors

Refinishing hardwood floors can be a challenging job for the do-it-yourselfer, but with some preparation and research, it can be done without the help of a professional.

Many older homes have gone through fads, and one that became a norm was wall to wall carpeting. If wood floors hide under a carpet, it will have to be removed. After all furniture has been removed, pull up carpeting and its tack strip, making sure to remove nails and staples that will hinder sanding performance later.

Sanding floors during the refinishing process creates a lot of sawdust. Prep the area by taping off doors and cabinets, and opening windows. Covering areas with damp sheets helps trap the sawdust.

After the area around the floor is completely prepped, use a drum sander to sand the floor. They can be rented at most home improvement stores. The purpose of the sanding is to cut the floor and remove the old finish. Start with a coarse grit sandpaper, such as a 20 or 36 grit paper, and move up to 60 and 100 grit. The lighter grit sandpaper is used to remove the scratch marks made by the heavier grit paper.

A drum sander can be daunting on its first use. They are loud and powerful, so wear ear plugs, eye protection, and a dust mask. A common first-timers mistake is gouging the floor, which is a hard problem to fix, and easier to prevent. Start by tilting the sander back before turning it on, and slowly lowering it to the floor. Find a good test area that may be covered by a rug or furniture, and move the machine back and forth, without keeping it in one spot, as doing so can damage the floor in a few seconds. Move the sander in the same direction as the grain of the wood floor. When the machine becomes difficult to maneuver, it’s time to move to a lighter grit paper. Edges of the floor can be hard to sand with the large drum sander, so either renting an edge sander, or doing these areas by hand, is recommended.

After the old finish has been removed, and the floors smoothed with the sander, the room must be vacuumed. It’s advisable to vacuum and dust the floors, walls, light switches, and every area that can be reached. Let the dust settle, and vacuum again to insure no dust will end up in the new finish. Running a tack cloth (also available at home improvement stores) along the floor after it’s been vacuumed is also advisable.

It’s now time to apply a stain to the wood, unless the natural color of the wood is preferred. If possible, test the stain on your floor, as color charts may be helpful, but not always accurate depending on the wood of your floor, and how it takes the stain. Apply the stain in a circular motion with cloth rags. Spread the stain as evenly as possible to keep the color consistent.

The final step to refinishing a floor is applying the finish. There are oil and water based finishes. Though oil finishes are less expensive, the water based dry quicker, finish clear, and do not have the solvent odor that oil based finishes contain. Make sure to not shake the finish, as it will create bubbles that will end up on the floor. Slowly stir it, and follow the manufacturer’s instructions. My Dabble Into Landscape Painting

When I was a small child, I would rise at the first sign of dawn. I would not sleep past six, even when my parents begged and pleaded with me to just sleep a little longer. After they came to the conclusion that my internal clock was on its own time schedule, they decided that I could go ahead and get up as long as I quietly watched television. This sounded good, but in reality, there was really nothing on at six on a Sunday morning. One morning, though, I came across a show with a strange French guy who was painting landscapes with oil paints.

I began watching this show, simply because it was a little more interesting than watching church programming or infomercials. Eventually, though, I began to find that I was enjoying watching this man paint his beautiful landscape paintings. His smooth voice and strokes would quickly create trees and streams, simply by moving his brush across the canvas. He made it look so simple and easy, so I thought that I could create some landscape paintings myself. My paintings would have to be in crayon, however, since that was the only art tool that I had access to. Refer to paint for more information.

Thus began my habit. Each Sunday morning, I would wake at six and begin watching the landscape painting show. I would try to replicate what he was painting on the screen, while sitting on our couch. My crayons and drawing paper created some attractive pictures, but there were nothing compared to the landscape painters work. I came to the conclusion that I needed oil paints to make my paintings as beautiful as his.

I could not buy oil paints myself, since I was only seven years old, and my parents wouldn’t purchase them for me either. That is when I decided that I would just have to be creative. The only place that I could think of where I could locate some painting tools was in my mom’s makeup case. I used an old box as my pallet and then used the creamy makeup to make my paint by mixing them together. I used lipstick, blush, eyeshadow, and anything else that I could find to create my palette of colors. A blush brush was my paintbrush, an eyelash separator my tool for shading effects, and construction paper was my canvas. I was ready to create my masterpiece.

As I am sure that you guessed, my landscape painting using makeup only lasted that one Sunday. After my mom saw the mess I had made of her makeup, I was told that I couldn’t paint anymore. This put an end to my idea of using food the next time to create my palette. After a while, I quit watching the French painter. The term “designer kitchens” can bring up up many things for many people, the littlest of which is a modern type kitchen. The kitchens that we do ourselves are my favorite form of designer kitchens as they include everything that you could possibly want. However, it mixes and matches your preferences to create the perfect kitchen for you. For instance you may like darker finished wood and want the center island with a sink. If so then with some designer skills you can coordinate and select what looks good and what you desire. This way it’s not somebody else’s kitchen preferences taking place in your kitchen. For that reason I feel that the kitchen should be someplace you won’t mind spending time and someplace where the time will fly without your even being mindful of it. So, the design and decorating should be up to you.

Of course there’s nothing to say that your interpretation of the designer kitchens range shouldn’t cover everything that’s good and great about of all of the other types of designer kitchens. In fact that’s part of the greatness of this whole process. A Los Cabos Family Vacation

I recall that I was closer to Matt when he was younger. He was my son and we were the best of friends. His mother and I separated when he was only three and it was just the two of us from then on, but now that he’s twelve and approaching his teenage years, I feel we are becoming more apart. I tried hard to make him think how important the relationship of a father to a son is. He simply replied, “Why are you not close to grandpa and grandma then?” I was dumbfounded and speechless because he was right. That very next day, I planned a family reunion of which I plan to invite as many as I can. We were just an hour’s drive away from Los Cabos Mexico, so I figured it would be the best place. Although I visited the place before, I didn’t stay long because we just had lunch at a restaurant then.

I checked out some hotels in Los Cabos Mexico and I was fortunate enough to find one which gave special discounts and freebies for large groups. I was able to invite both of my sisters and their families, my mom and dad and my Aunt Lucille, who is my dad’s sister. It was just a short drive so we were there in no time at all.

The Los Cabos hotel was generous enough to give us a free welcome breakfast buffet which was not included in the package. I did not include meals when I made reservations thinking it would be better to eat out, but we were given a free welcome buffet by the hotel management. Since I had limited funds because it was a quick decision, we only stayed in a mid-classed hotel, but what they lacked in size and facilities they surely made up for quality service and food. Our first day was mostly of eating and loitering around the areas near the hotel and a quick dip in their small pool. We didn’t go to the sea yet.

Next day, we woke up early and decided to walk around other parts of Los Cabos. Since the area is famous for fishing, we decided to do so and rented a couple of small boats. I was with my dad and my son. As I see them together, with smiles on their faces trying to pretend to know how to fish, I saw myself when I was just a boy with my dad when we were fishing. It was only in the later years that we became apart due to some disputes and differences. The waters were calm that day and it was just us three and the sound of the waters and the wind. It was just a calm and quiet experience but certainly one which will be unforgotten. It gave new life and refreshed my thoughts on a lot of things.

After lunch, we all gathered at the beach and played volleyball. Los Cabos wasn’t really crowded then so we had all the space we needed to play. The hotel staff was kind enough to help us put up our make shift net and the game was on. We chose sides and almost everyone joined. It was quite tiring but well worth it. We had so much fun though my dad kept on bragging that if he was only younger he’d beat all of us to pulp. He was actually a player back in his days and kept on reminiscing about his glory years after the game. It was one story after another and we all laughed how excited he was telling us about them.

When nighttime came, we all ate at this nearby restaurant which served local Mexican dishes. After dinner, since we were in Mexico, some tequila shots for the elders were in order. We stayed late that night, just sitting at the beach front of the Los Cabos hotel we were at. We exchange stories, plans and jokes all night. It was all family and it was a great time to interact. The problems we had internally in our families were never discussed. Instead, we just had a good time and somehow felt the special bond which we used to have with one another long ago and I think everyone felt that we needed to recover and retain that attachment.

We went to Los Cabos Mexico thinking it would be a way to solve our family problems, but upon getting there, there seemed to be no problem to solve after all. It was several months ago, and now our families are closer than ever, and I think we owe it to that simple but memorable vacation.
